Route 6 splits Yarmouth into two different towns for remodeling purposes, and which side you're on decides more than you'd expect.
North of Route 6 is a historic district, not just an old neighborhood
Yarmouth Port sits inside the Old King's Highway Regional Historic District, which runs the length of Route 6A from Route 6 to Cape Cod Bay. This isn't an informal designation — any new construction or exterior change to an existing structure inside the district needs a Certificate of Appropriateness from the OKH Committee, which requires a public hearing. A project with no visible exterior impact can instead file for a Certificate of Exemption, which skips the hearing. Either way, this is a step that has to be planned into the schedule from the start, not discovered partway through design. An interior kitchen remodel that doesn't touch windows, siding, or rooflines generally doesn't trigger review at all, but the moment a design adds a window or changes an exterior wall, it does.
South of Route 6 is denser and more straightforward to open up
West Yarmouth and South Yarmouth run mid-century and later, with the South Yarmouth/Bass River area also carrying a National Register historic district and the Yarmouth Camp Ground carrying its own. Neither of these functions like the OKH district — they trigger Historical Commission review mainly on demolition, with a possible 180-day demolition delay on significant structures, rather than on ordinary renovation work. For most kitchen and bath projects south of Route 6, that review never comes into play.
Older homes hold the usual surprises, more so on the north side
Any Yarmouth home built before 1978 may contain lead paint, and Massachusetts requires certified lead-safe work practices from any paid firm disturbing painted surfaces. Route 6A antiques in Yarmouth Port commonly turn up knob-and-tube wiring, plaster walls that don't measure the same at the floor as at counter height, and framing out of square by enough to matter once cabinetry has to sit flush. Found during design, that's a line item. Found after cabinets are ordered, it's a change order and a delay — so we field-verify measurements rather than trusting a single wall-to-wall number.
Yarmouth has water on both sides
Nantucket Sound beaches run along the south side through West Yarmouth and South Yarmouth, with Bass River adding another flood-prone corridor through the middle of town. The north side isn't exempt either — the marsh and tidal flats around Bass Hole and Cape Cod Bay put parts of Yarmouth Port in mapped flood zones as well. Federal floodplain rules include a substantial improvement threshold: a project costing fifty percent or more of the building's market value, not counting the land, triggers a requirement to bring the entire structure up to current floodplain standards. Permits pulled within the same window can be added together, so two moderate projects can cross that line even when neither does alone.
Bathroom remodeling in Yarmouth
Bathrooms in Yarmouth Port's older homes were usually added well after the house was built, carved out of a hallway or the back of a bedroom, which is why they tend to be undersized and awkwardly plumbed. South of Route 6, mid-century homes often have more room to work with but layouts that haven't been touched since the original build.

How far is the showroom from Yarmouth?
Both showrooms are a reasonable drive. Hyannis is the closer of the two, generally under fifteen minutes. Sagamore Beach, on the mainland side of the canal, runs closer to twenty-five minutes depending on which village you're starting from.
My house is near the water. Does that change what I can do?
It can, on either side of town. Nantucket Sound beaches run along the south side, Bass River cuts through the middle, and the marsh around Bass Hole puts parts of Yarmouth Port in a flood zone too.
