Any exterior change to a structure here, or new construction, needs a Certificate of Appropriateness from Dennis's own OKH committee. Purely interior work generally clears without review, but the moment a design touches windows, siding, or rooflines, it doesn't.
South Dennis carries its own separate, narrower district
Unlike the OKH district, the South Dennis Historic District is street- and house-specific rather than blanket coverage of a whole side of town. It's worth checking whether a given South Dennis address falls inside it, since the answer isn't as simple as "north or south of Route 6" the way it is for OKH.
Dennis Port and West Dennis are a different housing stock entirely
South of Route 6, Dennis Port and West Dennis run to mid-century cottages and later construction along Nantucket Sound, largely without the exterior review that governs the bay side. That makes additions and layout changes considerably more straightforward, though many of these homes have been added onto informally over decades of seasonal use, which shows up in framing that doesn't always match what's on file.

Water on both sides means flood zones on both sides
Cape Cod Bay frontage to the north and Nantucket Sound frontage to the south put meaningful stretches of Dennis in mapped flood zones — Dennis Port and West Dennis beachfront in particular. Federal floodplain rules include a substantial improvement threshold: a project costing fifty percent or more of the building's market value, not counting the land, triggers a requirement to bring the entire structure up to current floodplain standards. Permits pulled within the same window can be added together, so two moderate projects can cross that line even when neither does alone.
